In partnership with Moore Theological College, our team successfully completed the demolition of four existing dwellings and the construction of four new, lightweight two-storey townhouses to provide staff accommodation on an 1100m² site in Newtown. In collaboration with Moore Theological College, we retained key elements of the original facade to preserve the street’s heritage character, using bracing for stability during demolition and construction. The townhouses, each with three or four bedrooms, two bathrooms and a laundry, were built with concrete structures, including core-filled blockwork and concrete slabs for both floors, topped with a Colorbond roof. Given the site’s location on a busy street with limited access via a narrow rear lane, we faced logistical challenges. To expedite construction, we used prefabricated frames and trusses, with foundations established using bored piers. We also adeptly navigated two changes to the DA (S4.55). Each townhouse features internal courtyards, large rear terraces and full fitouts, including kitchens, bathrooms and custom joinery. The external facades were rendered to meet heritage requirements and new fencing was installed for tenant security. Landscaping was completed to enhance the aesthetic and integrate the development into the neighbourhood.
